WINTER REAL ESTATE MYTH

HAVE YOU EVER THOUGHT, "WINTER IS A BAD TIME TO LIST MY HOUSE. I'M GONNA WAIT TILL SPRING." ? EVERY YEAR THERE IS A NEW BATCH OF PEOPLE THAT THINK THIS IS A GOOD STRATEGY. HERE ARE SOME REASONS WHY IT'S NOT.

(Maybe you are going to Europe or are in the middle of a remodel but if winter is a bad time, it's not because it's winter)

1. LESS COMPETITION

Take advantage of the fact that because so many people believe this myth, there are less homes on the market. This creates an opportunity for you! Less homes means more attention on your house! If you wait till Spring, you are just blending in with the crowd. In fact, March is arguably the worst month to list in because so many people waited til Spring. It's a great time for a buyer, not if you're the seller.

2. THEY MEAN BUSINESS

People looking to buy during the winter months, especially during the holiday season, are serious buyers! They are not a "looky-loo" that just like seeing houses on a sunny day. They are real buyers looking to buy a house.

3. CORPORATE RELOCATION

January and February are two of the most popular months for companies to relocate their people. Pair this with point #1 and HELLO! Relocators are also typically on a tight timeline. They don't have all the time in the world to be uber picky.

4. BABY BOOM

Center for Health Statistics and the Social Security Administration report that there are more births in September than any other month. After things have settled down a bit, it's common for new parents to want to start the new year with something better for their growing family. This can mean swopping the apartment for a house and a yard, or upgrading their starter home for something bigger.

5. TIME AND MONEY

This myth creates a situation in which all the attention is consolidated on a lower inventory. This means houses can actually sell faster and for more money in the winter. The seller has the advantage in the winter but this shifts to the buyer in Spring.

CONCLUSION

It's just not true that houses don't sell in the winter. In fact, March is actually perhaps the worst month to list your house in.  The winter actually gets you more attention on your house not less. Why wait till Spring when all the misinformed put their house on the market? Here's your opportunity to stand out!
